My journey in short-term rental management began in 2017, when friends entrusted me with managing their home on Lake Como

Since then, I have deliberately developed a boutique management approach, working with a limited number of properties in order to personally oversee key processes and maintain a high level of service.
Over the years, I have gained deep knowledge of the Lake Como market, local regulations, and the specifics of international booking platforms. I support properties at every stage — from preparation and positioning to daily operational management.

My approach combines structure and personal involvement. Fluency in three languages, a background in marketing and PR, and experience in sales and crisis management allow me to build effective promotion strategies and ensure transparency and stable financial results for property owners.

The property offers a magnificent view, tranquillity, a lovely garden with outdoor facilities, a swimming pool, a spacious living room with a fireplace, and a modern kitchen equipped with all the necessary appliances.

The house features 4 bedrooms (2 of them with en-suite bathrooms with showers), one shared bathroom with a shower, and an additional guest toilet with a sink. A perfect choice for a family vacation or a group of friends.

The villa was built in 1885 and completely renovated in 2016. We have carefully preserved its authentic "once upon a time" atmosphere while combining it with modern comfort and technology. We are confident that this balance will provide you with an unforgettable stay in Italy. Read more

The house has a private garage on the lower level, which can accommodate one or two small cars (if the second car is not too large)

A truly lovely property. The amenities were much appreciated, especially the pool. The views and peaceful surroundings were amazing. The property was a good fit for our family and little ones. The only downside was that it was quite warm and there is no air conditioning. However, fans were provided that helped a great deal and during the night, the air cooled considerably. We would highly recommend this property

Wonderful stay! The house is beautiful, and the views are fantastic. There were eight of us, six adults and two children, and we were all very comfortable. Our host, Ksenia, was very helpful with all of her suggestions on things to do and places to go. The booklet she had in the living room gave a great selection of places to eat. The pizza place she lists and is within easy walking distance is one you should really try. You can eat there in a very charming setting or take out some fantastic pizzas. I highly recommend it. Downtown Menaggio also has a lot to offer, and with the ferry service, it makes it a perfect place to base yourself and explore all of the Lake Como towns. I would definitely stay here again

Pictures don't do it justice – the view from this house is incredible. We spent the majority of the time on the patio overlooking the lake.
The house is clean and very comfortable. It had everything we needed.
I am very relieved we rented a car – unless you are very used to walking long distances uphill, this is a serious walk from town. The spiral staircase to the top floor room was really tight – not a huge issue, but we had to adjust our planned room allocation and could barely get our carry-on-sized luggage to the top floor.
Also, just a 15-20 minute hike up the hill and into the woods is a beautiful waterfall – Cascata di Tobi

Our family stay at this beautiful Lake Como home was everything we had hoped for. The house was well done and has the best of beautiful old stone and modern amenities, and it was very spacious and comfortable. The views were spectacular, and we enjoyed sitting outside in the various spaces for hours! Ksenia was so helpful and kind and met us on our arrival to explain any details we needed to know about the house. We really liked Menaggio as a friendly, beautiful town, and we're happy we stayed in this town. We planned on walking to and from town, but it is really steep, and the weather was warm, so we didn't do it, but lots of people were doing it. It was quiet, and the gardens were beautiful and green. We definitely recommend this home and would love to stay here again! Thanks, Ksenia, for a wonderful stay

One of the most beautiful houses my friends and I have ever been to. The house itself is great, with a pool, plenty of space, outdoor seating, and a nice kitchen. We used the espresso machine quite a bit. But nothing can beat the views. The view from high up the hill in Menaggio is spectacular. The pictures won't do it justice, you just have to go. There is the issue of commuting to and from town, however, my friends and I (all in our 30s) did not have much issue with the walk up and down the hill, as it created much-needed exercise. Still, it’s good for those to be aware that there is about a 1.2 km walk up and down the hill if you don't have a car or arrange a taxi. There is proximity to a couple of awesome restaurants, and also to a few good hikes as well. Overall, an amazing place, and I highly recommend it to anyone who wants to visit Lake Como but get out of the bustle of the town of Como itself
